Why Rent From Us ?

We will only take properties on that are in good condition and well maintained. We have a good reputation for providing a friendly and efficient service. Many of our landlords continue to increase the number of properties they have managed by us.

Choice Of Property

We manage a wide selection of furnished and unfurnished properties, varying from studio flats to substantial executive houses. We have properties to rent in the following areas, Rochester, Chatham, Gillingham, Rainham, Hempstead, Lordswood, Walderslade, Strood, Hoo, Isle of Grain, Shorne, Gravesend, Snodland, Maidstone, Hartlip, Newington, Sittingbourne, Faversham and all of the surrounding areas and villages. Tenancy

The tenancy will usually be an initial fixed term of six months. On renewal periods, tenants may give one months written notice to vacate. Longer terms are possible depending upon the availability of the property.

Cost

The rent will be payable monthly in advance and a deposit of one month's rent will be taken. Our administration charge is £100.00 + VAT. Tenants will be responsible for outgoings on properties including Council Tax and Water Rates.

References

We will normally require employer, financial and, where appropriate, current landlord references. If financial references are unavailable or unsatisfactory, a guarantor will be necessary.

Pets

Some owners will consider pets, others will not. Please check with us first. Where pets are accepted, it will be a condition of the tenancy that the carpets are professionally cleaned upon vacation.

Timescale

It is possible to start tenancies quickly subject to availability of references. If there is no urgency, references will normally take 7-14 days to come back to us.
